Beautiful house in spectacular position and with pool

Our villa with private pool is quietly located on the outskirts of the beautiful village of Katouna within walking distance of the village centre with its two tavernas and offers gorgeous views of the sea, the surrounding islands and the mainland opposite. The house was let for the first time in 2018.
We are proud that our house has been CO2 neutral since January 2022. We only use electrical energy and this is supplied by our photovoltaic system. Over the course of the year, this produces more electricity than we and our guests consume.
You will notice that our house is much more than a rental-oriented holiday home. It is furnished with everything that makes a home. We want you to feel just as comfortable here as we do. For this we have put together some hopefully helpful information here.
The villa consists of three separate buildings which are only rented together and is ideal for up to 5 people, preferably 4 adults and 1 child, as one of the bedrooms is a walk-through room. On the other hand, as this room offers a beautiful view, perhaps adults will also appreciate it.
The maximum occupancy is 6 people (max. 4 adults and 2 small children).
The villa is surrounded by a Mediterranean terraced garden of almost 5000 m². Here you will find various shady and also sunny seating, dining and sunbathing areas as well as the semi-circular infinity pool on the tiled pool terrace. Of course, there are enough parking spaces for several cars.
In the two-storey main house you will find the large living room with integrated, fully equipped kitchen, a dining table for 6 people, the couch group by the fireplace and the balcony from which you can enjoy a fantastic view. On the lower floor there is an additional bathroom. There is also our bedroom, which is not rented out. Of course, we are not present while you are renting the property, so you can enjoy the wonderful privacy of the house undisturbed. In the Wing - which is connected to the upper floor of the main house by a glazed passage - on the sea side you will find a bedroom (walk-through room with a comfortable sofa bed) which can also be used as a second living room, a separate toilet room with washbasin and another bedroom with its own master-bathroom. This makes the Wing ideal for a couple or parents with one child. On the opposite side of the pool terrace (which offers the most beautiful views towards the sea and mountains) there is a detached studio with integrated living/bedroom, en-suite bathroom and mini-kitchen as well as its own small terrace. This is ideal for two adults or teenagers.
All rooms are equipped with mosquito nets in front of the windows and doors and with fans and air conditioners in the bedrooms. The house is so well insulated that the rooms do not heat up too much even in midsummer. Due to the great peace and quiet at night, the windows can remain open at night.

There is also a private chef available in upon request (extra charge).

In our opinion Lefkada is one of the most beautiful Greek islands ever. Here it is green all year round (also in August) and you will find here some fantastic and famous beaches, an easy accessible mountain world, numerous family run taverns with tasty and inexpensive food, traditional mountain villages, very good local wine and last but not least the beautiful island capital.
In contrast to many other Greek holiday islands, Lefkada is inhabited by more than 20,000 inhabitants all year round and has largely been spared from mass tourism. It is also the only major Greek island connected to the mainland by a causeway. This makes it possible to arrive and depart at any time. As an airport, we recommend Aktio-Preveza (‘PVK’, about 20 km away). However, you can also arrive via Thessaloniki or Athens. Both airports are easy to reach via recently completed motorways (about 400 km, 4 hours driving time).
In Katouna you will find a traditional Greek family taverna open all year round with still genuine Greek hospitality and authentic Greek cuisine and very good value for money (Taverna Kollokas). A second taverna that is also highly recommended as well as an café are available during the season. You can reach the village centre in a 10-minute walk.
As our house is located on the east side of the island, the beaches of the east coast are easy and quick to reach. Our favourite is the beach of Episkopos. It is not crowded in high season, the water is crystal clear and very quiet. The beach is a pure pebble beach, so bathing shoes are highly recommended. You can reach it in just under 10 minutes by car. Free parking is available. Of course you can reach the famous - but often overcrowded in high season - beaches of the West Coast from our house very easy. Take advantage of the opportunity for a fantastic drive over the mountains. Additional beautiful and easy to reach swimming possibilities offers the nearby island capital Lefkada city.
A big advantage of the location of the house is the proximity to the beautiful island capital with its pedestrian area and narrow streets. Lefkada Town can be reached in less than 15 minutes by car and there are numerous shops (including large supermarkets), restaurants and the harbour and a theatre / concert hall.
For the more adventurous, the immediate surroundings of the house, as well as the island in total, offer many wonderful opportunities for hiking with fantastic views of the surrounding island world and the mountains of the mainland.

Standard check-in: 16:00; standard check-out 11:00. Later check-out and earlier check-in are possible by arrangement and depending on occupancy.

PLEASE NOTE: The rental rate does not encompass the Environmental Sustainability Tax, which amounts to 10 EUR per day. This tax is payable upon arrival.

The property is very luxuriously equipped and furnished as described. It has an amaizing view over the bay - you will never forget. The pictures do not lie, but can hardly capture the moods at sunrise and sunset. We will come back!
